Properties Included in the POA:
  • The commercial and residential properties located South of Alamo Ranch Parkway and North of Wiseman are part of the Alamo Ranch Property Owners Association, Inc. (aka "the Master Association", 8360 E Via De Ventura, Ste. 100, Scottsdale, AZ  85258).
 
Annual Assessments:
  • Per Section 9.2(a) - Unless otherwise provided by separate agreement by and between the Declarant and a third party, the Annual Assessments and Special Assessments (collectively the "Assessments") shall commence (the "Assessment Commencement Date"), as to each Lot located in the Property, upon acceptance of the storm and sanitary sewers, public streets and drainage utilities to serve such Lot by the City, the County and San Antonio Water System("SAWS"), as applicable.
  • Annual Assessments are $100 per Single-Family Residential Lot or $100 per 1/4 acre (rounded to the nearest one-half acre) for Commercial Tracts.  See Exhibit B.
 
Expenses included in the POA Budget:
  • Landscaping Maintenance, Repairs & Replacements
  • Tree Trimming & Dead Tree Removal
  • Century Plant Trimming and Removal
  • Irrigation Repairs & Maintenance
  • Litter Patrol
  • Lights at the main monuments
  • Water fountain at the main monument
  • Misc. Repairs and Supplies
  • Administrative & General
    • Manager/staff/meeting expense

    • mileage
  • Utilities
    • Water & Electricity
  • Insurance
 
Items Not Included in the POA (Bexar County is Responsible For):
  • Road maintenance including:
    •  road striping 
    • seal coating
    • signage
    • construction 
  • Traffic issues including: 
    • Speeding
    • Traffic lights
  • Street lights
  • County road construction
  • Other areas that are not POA:
    • Maintenance of areas by CVS, Valero, HEB and up to Westwood Loop 
    • Commercial properties along the north side of Alamo Ranch Parkway (HEB side)
    • Multifamily areas near CVS, and HEB
    • HOA items that are of concern  - please take those items to your respective HOA Manager:
